Arthur Hill & Company Realty Services
The chief leasing officer (CLO) of Arthur Hill & Company was preparing Sunrise Atrium (a commercial property currently in the company's portfolio) for sale. Currently, many of the tenants of the building had signed long-term leases that still had time to run but were significantly below market rates. The CLO believed that the majority of potential buyers of Sunrise Atrium would use the cap rate method of valuation, which made the future net operating income (NOI) a key component of the valuation and hence the sale price. To improve the value of the building, the CLO was considering offering a rent holiday to selected tenants as a way of raising some leases to market rates. To determine if it made business sense, the CLO identified the key success factors to be the choice of tenants eligible for the holiday and the duration of the holiday. His goal was to develop a lease reconfiguration plan that would add value to investors. -
Beck Taxi
Beck Taxi is Toronto's leading cab brokerage. In May 2009, the company's chief executive officer (CEO) is wondering whether the company could change the radio fee for the limited duration of summer, usually a lean season for the cab trade. The fee, paid by drivers for the dispatch service connecting them to customers in waiting, has not been increased in over a decade. That is enough reason to go for a straight upward revision on a permanent basis. The CEO is also considering introducing a variable component to pricing - a novelty in the cab trade. There are several forces at stake in the trade and any decision by Beck Taxi, as the market leader, will shake it up. Status quo is therefore an option in its own right for the CEO. The case provides the background against which the CEO will have to make a call on pricing Beck's service. -
Space Shuttle
After the successful Apollo series NASA formulated a new vision for the space program, incorporating a space station and guaranteeing routine access to space via a reusable space shuttle. In 1986, the space shuttle design included two solid-rocket launchers which required the use of O-rings to seal the joints. After each launch the launchers were retrieved, inspected and possibly reused if they did not display evidence of O-ring distress. The space shuttle Challenger had flown 9 successful missions into space and was gearing up for its tenth with great fanfare due to NASA's successful public relations program, The Teacher in Space Program. The evening prior to the January 28, 1986 launch saw representatives from the Kennedy Space Centre, the Marshall Space Flight Centre and contractor Morton Thiokol participate in a 3-hour teleconference to discuss if the predicted low temperatures would have any effect on the expected performance of the O-rings. In addition to the statistical analysis of the historical O-ring failure, the stakeholders needed to communicate their results in the appropriate flow of information. -

Financial modeling in a spreadsheet, cost-benefit analysis (differential analysis), and determining the decision variables are all techniques used to determine the feasibility of the renovation. -

Selecting Stocks for a Hedge Fund
The popularity of hedge funds grew in the volatile markets surrounding the technology bubble. Hedge funds take both long and short investment positions in the market, attempting to achieve reliable gains while insulating the fund's assets from market fluctuations. The challenge facing hedge fund managers is to demonstrate that investing in a combination of long positions, short positions and cash matching the strategy of the fund can, at an agreed level of risk, provide a higher return than that of traditional mutual funds. -
Pulling the Goalie in Hockey
The assistant coach of the Toronto Maple Leafs, had just seen the team lose. In order to increase their chance of scoring, they had added a sixth offensive skater to the ice by sending their goaltender to the bench (known as pulling the goalie) in the last 60 seconds of the game. Doing this did not give the team an advantage, in fact, a member of the opposite team was able to shoot the puck into the unguarded net, which cost the Leafs the game. The assistant coach had questioned whether the practice of pulling the goalie was a good one. He had also heard that models had been used to investigate strategies in sports. He wondered if mathematical modeling could be used to determine if pulling the goalie was a good strategy. -
