  • Affordable Housing and Low Income Housing Tax Credits in the United States

This background note explores the basic themes surrounding the government's approach to providing housing: namely its shift from a supplier and builder of affordable housing to an approach that focuses on demand-side solutions and indirect subsidies to private developers. In addition to a shift from supply-based to demand-based solutions, there is an on-going debate about whether to provide people-based or place-based solutions. The above shift and debate reflects the troubles encountered in the original urban renewal efforts, and the desire today to provide affordable housing that is close to jobs and transportation, that is mixed-income, and contextual to its surrounding development.

  • An Overview of Project Finance and Infrastructure Finance-2014 Update

Provides an introduction to the fields of project finance and infrastructure finance, and gives a statistical overview of project-financed investments over the years from 2009 to 2013. Examples of project-financed investments include the the Kashagan oil field development in Kazakhstan (1997), the $1 billion Port of Miami Tunnel (2007), the $54 billion Gorgon liquefied natural gas (LNG) project in Australia (2009), and the $6 billion Oyu Tolgoi copper mine expansion in Mongolia (2014). Globally, firms financed a record $415 billion of capital expenditures using project finance in 2013, and the use of project financed-investment has grown at a compound rate of 8% over the past 15 years despite several macroeconomic crises. This note focuses primarily on private sector investment in industrial and infrastructure projects and contains four sections. The first section defines project finance and contrasts it with other well-known financing mechanisms. The second section describes the evolution of project finance from its beginnings in the natural resources industry in the 1970s, to the U.S. power industry in the 1980s, to a much wider range of industry applications and geographic locations in the 1990s and 2000s, and most recently to infrastructure finance in the 2010s. The third section provides a statistical overview of project-financed investment over the last five years (2009 to 2013) and looks at industry, project, and participant specific data. The third section also provides recent data on infrastructure investments and public-private partnerships. The final section discusses current and likely future trends.

  • Legal Considerations When Writing Case Studies

If the company refuses to sign the case release, can I disguise material and use it in my business case? Is it okay to use part of this quote in my case under the 10% rule? Without attention to questions like these from the start of the case-writing process, the brilliance of having written a good business case study may well be rewarded by the embarrassment-or worse, humiliation-of a publisher pointing out copyright infringement or accusing you of having lifted the material from somewhere else. In the Internet era, you are writing for a global audience and face a set of global expectations with regard to copyright, permissions, case releases, and citations that authors must understand in order to succeed. Reading this note will help keep you clear of any possibility of plagiarism charges or running afoul of copyright restrictions.

  • Note on Mobile HealthCare

Delivering health care to the global population was a challenge. Health care costs accounted for ten percent of world GDP by 2013. In the U.S., health care costs were expected to top $3.1 trillion in 2014. New technologies, shortages of trained personnel and lengthening life expectancies were accelerating the growth of health care costs. Physicians often failed to engage patients in preventative care, which many believed would help combat the rising costs of treating chronic conditions. Diabetes and hypertension, in particular, afflicted many developed nations and were a growing threat in the developing world. Mobile health (mHealth) used networked devices to distribute or collect medical information from patients and/or medical personnel. Given its low cost and broad reach, many wondered if and how mHealth could help solve the global health care crisis.

  • Performance and Value Analysis

This note introduces the Performance and Value Analysis (PVA) framework, an integrated framework to analyze strategic performance (i.e., performance corrected for temporary and random effects). This framework (quantitatively) decomposes a firm's performance into 3 consistent parts - common performance, value creation advantage, and bargaining advantage - and then provides frameworks to analyze each.

  • Setting Price Effectively

Price is one of the most powerful instruments a manager can use to influence the take-up of her product, especially in a subsidized and noncompetitive market as is common for global health products. However, the question of whether and how to price has been the subject of extensive policy debate: whether to charge users for life-saving health products and services, whether to distribute them for free, or whether to give additional incentives for individuals to use them. This note describes the latest, cutting-edge, research on how pricing influences the end user's decision to purchase and use vitally needed health products, opening a deeper and informed dialogue about pricing. The note concludes with a succinct guide to how to optimally price products based on different organizational goals and product characteristics.

  • Venture Capital Investment in the Clean Energy Sector

In this note, we examine the extent to which venture capital is adequately positioned for the rapid commercialization of clean energy technologies in the United States. The need for a revolution in clean energy is driven not just by environmental consequences of energy use, but also by the need for energy security, to address growing concerns about a crisis in the balance of payments, and as a potentially important source of domestic jobs. Our premise in this note is that a key aspect of such widespread change is that these issues cannot be "solved" by a single technology. Rather, technological changes will have to be pervasive and will require a whole range of different products and processes to come to market. Some of the technological progress will come from incremental innovations that do not depend on venture capital.

  • Public Provision of Water

This note is used in the Darden course elective, "The Economics of Water." In many cities, water, sewage, and electricity utilities are city-owned, not-for-profit institutions. Indeed, a 2011 survey of 330 major cities worldwide published by Global Water Intelligence reveals that almost 85% of the water services of the cities surveyed are publicly managed; public-private partnerships account for 5%, and about 10% are privately run. As this note argues, there is a reason for this institutional setup.
